There is no flawless house. Each home, even a new one, has some issues. The trick is spotting the really big ones before you sign on the dotted line.
House buyers can easily get emotionally attached to a house and therefore tell-tale signs of faults can be overlooked. Sellers can also cover-up flaws with freshly painted walls, new siding and flashy appliances.
City Developments will ensure your potential investment is not a lemon by reporting any faults, repairs and/or potential issues so you can make an informed decision before purchase.
House inspections are not only requested for those looking to purchase a property but also vendors wanting to sell their house in the best possible condition. Inspections can sometimes be carried out within 24 hours if the house is going to auction.
House inspections are undertaken with an inspection of the roof space (if accessible) and an under floor inspection if house is on piles.
Moisture readings are taken in all areas using a high-tech moisture gauge. Extra attention is given to windows and doors and wet areas inside the house such as showers and laundries.
Gas heaters and Fireplaces are inspected to the best of my experience. I do highly recommend getting professionals to inspect these before use. This will be noted in my report.
All house inspections are completed in a time based on the size of the house and all areas are accessed. We don’t rush our inspections and our reporting is based on what we see on the day.
SELLING A HOUSE?
Getting an inspection report before you put your home on the market can be very valuable.
Firstly, it enables you to make repairs to your home. It can be embarrassing if vendors discover faults on viewing your home.
A home that has great results in an inspection report can be very encouraging for potential buyers.
BUYING A HOUSE?
Not only will a house inspection be encouraging for your bank manager but it will also give you the necessary information to make the right decision.
Flaws and repairs may not discourage you from purchasing the property but they can play an important part in your price negotiations.
PRE-SALE &
PRE-PURCHASE
Buying a house is a large financial decision. A pre-sale house inspection provides peace of mind for the buyer and is often requested by banks.
